Introducing our New Summer Reach Website Design
As you can see, things look quite a bit different here! The Summer Reach website team (Tom Kelso, Link Reynolds and Bob Hill) looked at the usage data for the previous website and created a new space that puts more of what you’re typically looking for in a single scrollable page view, without having to jump to different places on the website. We haven’t taken anything away though, and you’ll see the usual community information, maintenance info, financial documents, historical records, etc., while getting some new calendar/activity features and resident lookup options.
We’re also thrilled to be featuring the work of our wonderfully talented resident photographer Joanne McNally right on the opening homepage, with new photographs to be added on a regular basis.

Upgrades Coming to the Community Garden
Following this year’s growing season, we have our landscaping provider lined up to weed and refresh the gravel areas to pretty things up for our gardeners. We’re also going to be starting a raised bed replacement program, beginning with those by the shed that are in need of immediate repair.
The new cedar beds will be the same 11″ height and approximately the same square footage per plot, with the interior beds measuring 4′ x 4′ and the perimeter beds measuring 2′ x 8′.
The plan going forward it to replace approximately 8 beds per year as a rolling replacement program, with the full replacement of all beds to be completed in a 7-year cycle. The Garden Committee is discussing potential layout changes for the new beds for improved accessability,

Our New Pet-Healthy Landscaping Program
The Summer Reach Board of Trustees is pleased to announce a new program designed to support the long-term health of pets in our community.
Effective immediately, chemical-based weed control products will no longer be applied to designated areas, which include the grass strips along our street-adjacent sidewalks and the partially fenced-in area behind the pool. All other grass areas will continue to be treated both seasonally and as spot treatments for weeds as usual. We will also continue to use pet-safe ice-melt products on our sidewalks during the winter months.
To help support this program and realize the long-term pet-health benefits, we encourage pet owners to primarily direct their dogs to these areas whenever possible.

Bowling & Line Dancing Signup Information
Bowling starts September 9th, then weekly at 2:30 at the Alley Kat Lanes in Kingston.

Line Dancing starts in September, meeting every Tuesday. Depending on the total number of participants, the cost is approximately $10 to $15 per week, paid monthly.

The pool will remain open until 9/27, closing for the season the week of 9/28. Please continue to volunteer for pool duty until then.

Community AED Station
There is an AED (automated external defribrillator) mounted on the wall in the mail room entrance near the inner clubhouse entry door. This can be accessed 24/7 by anyone by using the 911 door code. This easier to remember than a standard door code in an emerency.
Note that we have periodic on premise training available via an outside company for emergency first aid, including use instructions for the AED.

Please remember that pool guests must be accompanied by a Summer Reachresident at all times.

Help Protect our Septic System
You should never flush items like wipes or tissues down your toilets or dump items such as frying oil or coffee grounds down your sink drain. These items can potentially clog our on-site septic system, and can result in expensive repairs for the association.
Also, please remind overnight house guests about these restrictions, since we’ve had several close calls with clogged pump filters. Although we monitor septic system operation and provide regular preventative maintenance, emergency callouts to remedy clogged filters are very expensive.

Clubhouse Trash Policy
As a reminder, when using the clubhouse and/or patio, you need to put any trash in bags before placing it in the trash barrel and bags can be found in the utility room. Also, please be considerate and NEVER place dog poop bags in these (or any barrels) when walking by.
Note that regular trash should not be placed in the Clubhouse recycling barrels, even if it doesn’t fit in the trash-specific barrel. Instead, place bagged items next to or on top of the trash barrel.
Your neighbors voluntarily put these barrels out for collection and have had to clean them due to maggots being attracted by loose trash.

Summer Reach Residents,
Over the past several months your board has been working directly with David Eastridge of Thorndike, their engineer, our engineer and Groundskeeper to finalize all outstanding issues on Schedule C (attached). These items included paving repairs, replacement of trees and shrubs, several major drainage issues, landscaping the hill behind 8-12 Danforth and addressing the working of Basin 3.
We are pleased to report that the majority of the work has been satisfactorily completed, including paving, planting, landscape and most drainage. As a result, we have released $64,523 to Thorndike but continue to hold $13,020 in escrow until we are satisfied that the drainage issues addressed perform as required.
As part of the agreement, the escrow agent has released $29,975 to the community for gravel, mulch, pavers, additional plantings, work to Basin 3 and
clubhouse acoustics.
Your Board and many of your neighbors have volunteered to remove and replant as outlined in the agreement, and in so doing, have saved a considerable amount of the costs projected. As a result, we have been able to increase the amounts of trees and shrubs involved and replaced dead or dying trees that were not covered in the agreement, but were part of the audit.
In addition, we renegotiated the plan for the hill behind 8-12 Danforth and instead of hill grass and hydro seed, we were able to plant Beach Plums, blue rug junipers, Shasta Daisies and other shrubs. The residents affected also added flowering perennials and other ground cover. As a result, what once was an unsightly hill is now a flowering, beautiful, low maintenance hillside.
As we worked through the drainage issues, we found that the repairs suggested were inadequate and required Thorndike to redeploy downspouts, and in several instances, put them underground and extend them away from homes that were continually experiencing water in their basements. We continue to hold funds in escrow until we are satisfied that the repairs are satisfactory.
Finally, we continue to address Basin 3 (the detention basin between Gristmill and Ardmore). Both Thorndike’s engineer and our engineer have stated that the basin is working properly as intended. The line item for this repair was listed at $7500. Through acquiring bids for the removal of insidious weeds, we were able to get this work done at a reasonable price. With help from community members, we have been able to plant hill grass and wildflowers. We also replaced trees and shrubs that had died a couple of years ago. We have polled the residents living around this basin and the vast majority of those affected are satisfied with these efforts and understand that is an ongoing project.
We will be releasing up-to-date financials on where we stand on the transition expenditures around the 15th of each month starting in November. This will be emailed to everyone.
We will be giving a full report of expenditures at our next public meeting. At this meeting, we plan to provide an overview plan for the continual maintenance of basin 3 and all other basins. We will also break down all costs involved in the work down on the hillside on Danforth Lane. Once we have addressed all concerns, we will be discussing how any unused funds will be used to address other needs of the community, including the clubhouse acoustics.
Please review the attached Schedule C and hold all questions until our public meeting in late November. At this meeting we will be reviewing the current budget, presenting the 2022 budget, and reporting transition expenses.

Our irrigation system operates from roughly mid-May to mid-November. It’s programmed to run every evening for every location, although it automatically adjusts its run time depending on the local weather conditions including rain, temperature and humidity with the previous 24 hours. Although start and end times vary (see below), you’ll generally see evidence of it running on your walkways and at the street.
Every location gets a short watering cycle first (about 1 to 3 minutes), then a longer cycle that varies by the type if sprinkler heads used in each location. This 2-step process helps to put more water into the soil and produces less run-off. Note that runoff is normal and that access water goes back into the ground through our storm drains and eventually feeds into our well’s water supply. On average, we apply about 175 gallons of water per night to each household.
If you’re seeing brown areas in your lawn, it could be an irrigation issue, but can also be caused by soil conditions or other factors. You can report these through our management company and it will get checked out for you.
Certain items flushed or put into the drains can cause the Lift Station pumps to fail, which would result in a costly repair to the Association and potentially cause a sewage backup into our homes.
The Summer Reach Association has contracted with Neal Pest Control to mitigate and manage rodent activity on our property. They have located rodent traps on the property where rodent activity is present.and return on a regular basis to check on the traps. They also make recommendations to the Management Company when they see something that could attract rodents.
Neal Pest Control has advised the residents to avoid active bird feeders, bird baths and limit having carved pumpkins outside, as they can be a source of food for rodents. Also, check under the gutter drain diverters, perimeter of your house, porches, and yard for evidence of rodent activity such as burrowing or nesting. If you see any such indications, inform RGR Property Management of your findings.

To reduce gas usage during the winter months and electricity usage in the summer, the thermostats in the clubhouse are set to maintain an energy saving preset temperature. When the clubhouse is in use, the temperature can be manually adjusted to a more comfortable level via the wall thermostats. Please note that the temperature will automatically reset to the preset level after a period of hours, so there’s no need to adjust it back when you leave.

The Summer Reach Board of Trustees has voted to allow the installation of white railings on the exterior front, side and rear porches of units that are installed by the Frank Evans Home Improvement Company without having to file a modification request or to obtain the approval of the Board beforehand for the work. The Evans Company has a list of parts that might be needed for any installation application, has already installed railings at several units, and is familiar with what is allowable at Summer Reach. You can contact Larry Evans at the Frank Evans Company at 781-982-0033 to obtain pricing information and to schedule an installation. Be advised, however, that residents will still need to file a modification request and obtain approval from the Board for any railing work that is performed by any other person or company.
Yes , provided the following criteria are met.
- Only the traditional United States flag (Stars and Stripes, red, white and blue) is to be displayed.

- It is NOT permitted to secure the holder to exterior siding, trim frame or wall of building due to potential damage to building structure.
- Top of pole holder is to be 82 inches above the ground at a 45 degree angle relative to the building.
- Flag étiquette recommends that flags are taken down at sunset.

It depends on what type of fire pit you want. Gas fire pits are allowed as long as certain conditions are met. Open wood fires and chimeneas are not allowed. See below for details.
Gas fire pits are permitted within the Exclusive Use Easement Area of a unit provided that the fire pit and any seating arranged around the fire pit is fully screened from the view of adjacent homes and common areas by vegetation and/or fencing. Any gas fire pit installed by a homeowner along with any required supplemental screening must be approved by the Board of Trustees. In order to approve such a request the Trustees shall give preferential consideration to the opinion of all neighbors within a 100 foot radius of the proposed improvements. See the Declaration of Trust, Exhibit A:22 and Section 6.3 of the Master Deed.
Open wood fires and chimineas are not permitted.
